Proposed action

Request to subdivide land tract for residential development


Chickamauga Reservoir, Hamilton County, Tennessee


Robmer Partnership, represented by Mervin Pregulman, has requested that TVA modify its deed to remove private-club development rights over a 93-acre tract, subdivide the tract into nine lots, and grant rights to permit residential development over a two-acre building site on each of the nine lots. This would allow the property to be developed for residential use.

The property is located on Chickamauga Reservoir near Gold Point Circle Road, in the Big Ridge area of Hixson, Hamilton County, Tennessee. See map of proposed development. (PDF file, requires Adobe Acrobat Reader.)

Currently, the tract is privately owned and is restricted by TVA’s Special Warranty Deed to prohibit uses other than recreation by a private club. This action would allow the property to be marketed for residential development. As part of the proposal, the applicant requests eliminating rights for constructing individual water use facilities, except for one community dock, and adding a restriction requiring a 50-foot vegetation buffer to be maintained along the shoreline.

TVA is interested in receiving comments on the potential of the proposed action to affect the environment or historical properties and in identifying any other issues associated with this proposal. These comments will be used in reaching a decision concerning the proposed action.
