Deed modification and easement for residential development

Location
Chickamauga Reservoir, Hamilton County, Tennessee

Description
Louis H. “Kayo” Erwin, owner of Erwin Marine Sales, has asked TVA to release a deed covenant over a 26.72-acre portion of his private property which would allow it to be developed for residential use.

The location is on Chickamauga Reservoir, Gold Point Marina, Hamilton County, Hixson, Tennessee.

Currently, the tract is restricted to commercial recreation development and requires the land and easement rights not be sold, leased, or otherwise alienated except as a whole. The applicant wishes to remove this restriction for land lying on the north side of Gann Store Road which would allow the property to be marketed for residential development. The owner has also requested a permanent easement for a right-of-way over TVA-managed land off Gann Store Road for an access road and utility corridor.

TVA is interested in receiving comments on the potential of the proposed action to affect the environment or historical properties and in identifying any other issues associated with this proposal. These comments will be used in reaching a decision concerning the proposed action.
